The Value of Home Inspections
Many Buyers ask if they should spend money on a home inspection prior to purchasing a home. My answer is always yes! I strongly recommend a home inspection to every Buyer and to Sellers prior to listing.
Why have a home inspection??
A home inspection is a great tool to determine the overall condition of a home. Home inspections typically include an inspection of electrical, heating, air conditioning, plumbing, water heating systems, fireplaces, roofs, windows, doors, and appliances. The home inspector may recommend further examination by licensed professionals in specific areas as needed.
It's essential to choose your home inspector carefully. While your Realtor can provide recommendations (they should offer at least two), you should not feel pressured to use a specific inspector. As a Buyer or Seller, research each inspector and choose the one that works best for you.
For Sellers, a home inspection prior to listing your home (pre-listing inspection) is an excellent way to uncover any unknown issues within your home. These inspections often reveal minor items that can be addressed before listing, at a small cost, potentially eliminating many inspection issues with future Buyers. Additionally, this inspection can reveal any major issues that need to be addressed to sell the home at your desired price.
For Buyers, in my opinion, a home inspection is paramount. An inspection provides Buyers with important information about the home. I always recommend Buyers include an inspection period and resolution period (a time to work with the Seller to resolve issues found during inspection) on any offer made. You may be tempted to waive inspections to make your offer more desirable to the Seller, but it puts you at risk for unknown issues and you are essentially accepting the home in its current “as-is” condition.
A home inspection is a crucial step in the buying and selling process. It provides peace of mind and can save you from unexpected expenses down the line.
