Addressing Misconceptions About REALTORS® and Rising Home Prices

Recently, I’ve noticed several comments on social media claiming that "greedy REALTORS®" are the cause of unaffordable home prices in our area. I want to take a moment to clarify this misconception. The truth is, REALTORS® are not responsible for the rising costs of housing; pricing is determined by basic supply and demand principles. During the pandemic, an influx of people moving to Knoxville, many of whom were willing to pay tens of thousands over the asking price, led to a sharp increase in home values.

A REALTOR®'s fiduciary duty is to act in the best interest of their client, whether they are representing a buyer or a seller. While we can advise clients on listing or offering prices based on market analysis, the final decision lies with the buyer or seller. We must also disclose any concerns if we believe a price is too high or low, but ultimately, the client's wishes prevail as long as their request is ethical and legal.

Unfortunately, the housing market shift has caused some to view REALTORS® negatively. However, it’s important to recognize that the vast majority of agents in our area are committed professionals who care deeply about their clients. We take pride in helping individuals and families find their dream homes and work hard to give back to the communities we serve.

The housing market is complex, but we’re here to guide you through it with honesty, transparency, and integrity. Let’s not forget that every industry may have a few bad apples, but by and large, REALTORS® are dedicated to creating positive, meaningful home-buying experiences for everyone.

I strongly recommend choosing a REALTOR® you trust and feel comfortable with—someone who values honesty, even if it means telling you things you may not always want to hear.

How can I access crime information for the area where I want to purchase a home?

  • One of the easiest ways to learn about crime in a neighborhood is to talk with local residents, as they can provide firsthand insights. Additionally, I recommend using Community Crime Map, a powerful tool that allows you to search crime reports by entering a specific address. It provides an overview of all reported crimes in that area, often within a set time frame like the past 30 days. This is an excellent way to stay informed and make well-rounded decisions when buying a home.
