Protect Your Property with a Property Fraud Alert

Your real estate is probably your most valuable asset, and safeguarding it against fraud is crucial. The Knox County Register of Deeds office offers a free Property Fraud Alert program designed to notify property owners when any document is recorded that affects their name, business, or real estate. This program acts as an identity theft protection tool for your property, giving you peace of mind.

Fraudulent recordings can happen to anyone, and without proper alerts, you may not know until it’s too late. The Property Fraud Alert system gives you control by sending an automated email whenever a document is filed with the Register of Deeds that could impact your property. It’s simple to sign up and works seamlessly to keep you informed.

Having used the program for about 18 months, I can personally attest to its ease of use and reliability. Not only is the system efficient, but it also offers a sense of security, knowing that your property is being actively monitored without any added effort on your part. It’s been a fantastic tool, and I highly recommend it for anyone looking to protect their property from fraud.

The program empowers you to take quick action if any suspicious activity is detected. While the system doesn’t prevent fraud from occurring, it ensures that property owners are the first to know when something is amiss. This gives you the advantage of acting fast and avoiding potential legal and financial complications that can arise from fraudulent activity.

Ask a Realtor😀

Q1) What are realtors doing now with the seller for commissions? I asked one realtor and he said that in most cases the seller is still paying the listing and selling broker is this true?

  • In many cases, sellers do continue to offer a commission to the buyer’s agent as part of the transaction. However, it’s important to note that the decision to pay a buyer’s agent commission ultimately rests with the seller. This flexibility allows sellers to determine the best approach for their unique situation when structuring the sale of their property.

Q2) We bought a house in Halls for $625,000 in May of 2022 which may have been the top of the market? What would it be worth today 2 1/2 years later?

  • Many factors come into play when determining the value of a home, including maintenance, neighborhood, curb appeal, and recent sales in your area. Your home was purchased during a market where buyers were often offering above asking price, but we’re no longer in that same environment. To get an accurate sense of your home’s value, it’s best to look at properties within about a mile or so that have sold in the last 3 to 6 months. This can give you a good idea of the price sold per square foot. I’m happy to assist you with that—no strings attached! Just send me an email.
